What a buyer’s agent does for NJ home buyers....

A buyer’s agent is a licensed real estate professional who works with the buyer and represents the buyer’s best interests during the purchase. This is different from the listing agent, who represents the seller.

In real life, a good New Jersey buyer’s agent can help you:

What’s new: written buyer agreements (what to know)

In today’s market, you may be asked to sign a written buyer agreement before you tour homes with an agent. This agreement is meant to be clear about what services you will receive and how the agent will be compensated.

The National Association of REALTORS® explains that, as of August 17, 2024, many MLS participants are required to have a written agreement in place before touring a home (including live virtual tours). The goal is transparency about services and compensation.

You should read this agreement carefully and ask questions about:

- How long the agreement lasts
- How compensation works and what options you have

Important note: compensation and the terms of the agreement are negotiable. Only sign something you understand and agree with.

In my experience as a New Jersey real estate broker, hiring a buyer’s agent is especially helpful when:

1) You’re in a multiple-offer market
In many NJ towns, well-priced homes can get a lot of attention quickly. Offer terms matter, not just price.

2) You’re buying a condo or townhouse
HOA rules, budgets, reserves, and special assessments can be confusing. It helps to have someone who knows what to look for and what questions to ask.

3) You’re a first-time home buyer
You’re learning a new language: inspections, contingencies, appraisal, title, attorney review, and more. Having a guide can help you feel confident.

4) You’re relocating to New Jersey
Local knowledge matters. Taxes, commuting patterns, flood zones, school district boundaries, and neighborhood “feel” are hard to learn from listings alone.

5) You want strong negotiation help
Even in a hot market, there can be room to negotiate repairs, credits, closing dates, and other terms.
