Your final walkthrough is one of the most important steps before closing on your new home. A thorough new construction final walkthrough checklist helps you confirm that the builder has completed the work as promised and gives you a chance to identify items that may need attention before you receive the keys. While most builders take pride in delivering quality homes, this walkthrough is your opportunity to carefully inspect every detail.

I'm Anna Safonova, Broker Owner of NJ Realty Pros in Old Bridge, New Jersey. I help buyers throughout Monmouth County and across New Jersey navigate the new construction process from contract to closing. A little preparation before your final walkthrough can help you move into your new home with greater confidence.

Why Your New Construction Final Walkthrough Checklist Matters

The final walkthrough is not a home inspection replacement. Instead, it is your opportunity to verify that construction is complete, requested upgrades have been installed, and any previously identified punch list items have been addressed.

Bring your new construction final walkthrough checklist, your purchase agreement, upgrade selections, and a phone to take photos or videos.

You should also bring:

  • A notepad

  • Flashlight

  • Phone charger

  • Small outlet tester if desired

  • Tape measure

  • Blue painter's tape (if the builder allows marking small cosmetic items)

Take your time during the walkthrough. Do not feel rushed, even if the appointment has a schedule.

Inspect Every Room Carefully

Walk through the home one room at a time instead of moving quickly from area to area.

Look for cosmetic issues as well as functional concerns.

Your checklist should include:

Walls, Floors, and Ceilings

  • Paint is complete and consistent

  • No cracks or major dents

  • Flooring is installed properly

  • Tile grout is finished

  • Trim and molding fit tightly

  • Doors open and close smoothly

Cabinets and Countertops

  • Cabinet doors align correctly

  • Drawers open easily

  • Countertops are free of chips

  • Hardware is secure

  • Shelving is installed correctly

Windows and Doors

  • Locks function properly

  • Windows open and close

  • Screens are installed

  • Weather stripping fits tightly

  • Glass has no visible damage

Small cosmetic issues are common and can usually be added to the builder's punch list.

Test Appliances, Plumbing, HVAC, and Electrical Systems

Every major system should be tested before closing whenever possible.

Take time to operate appliances instead of simply looking at them.

Check:

Kitchen

  • Oven heats properly

  • Cooktop burners work

  • Dishwasher completes a cycle

  • Microwave operates

  • Garbage disposal runs smoothly

  • Refrigerator connections are ready if included

Plumbing

  • Faucets run hot and cold water

  • Toilets flush correctly

  • Showers drain properly

  • No visible leaks under sinks

  • Water pressure is consistent

HVAC

  • Heating operates correctly

  • Air conditioning cools properly

  • Thermostat functions

  • Air vents have good airflow

  • Filters are installed

Electrical

  • Test light switches

  • Test outlets

  • Garage door opener works

  • Exterior lighting functions

  • Smoke and carbon monoxide detectors operate

Testing these systems before closing helps identify issues while the builder is still completing the project.

Don't Forget the Exterior

The outside of the home deserves just as much attention as the interior.

Walk completely around the property.

Look for:

  • Proper grading away from the home

  • Working exterior lights

  • Driveway condition

  • Sidewalk condition

  • Siding installation

  • Gutters and downspouts

  • Roof appearance from the ground

  • Hose bibs functioning properly

  • Garage doors opening and closing smoothly

If landscaping is included, verify that it matches your purchase agreement or community specifications.

Drainage is especially important after heavy rain, so ask questions if grading appears uneven.

Review the Punch List Before Closing

A punch list is simply a list of items the builder agrees to repair or complete before or shortly after closing.

Common punch list items include:

  • Paint touch-ups

  • Minor drywall repairs

  • Cabinet adjustments

  • Missing hardware

  • Loose trim

  • Caulking

  • Scratched flooring

  • Window adjustments

  • Appliance corrections

  • Exterior landscaping details

Before leaving the walkthrough:

  • Confirm every concern has been documented.

  • Ask when repairs are expected to be completed.

  • Request warranty information.

  • Learn how future warranty claims should be submitted.

  • Ask for instruction manuals and maintenance information for your home's systems.

Clear communication now can prevent confusion after move-in.
